LIHUE — Construction of a Lihue resort that includes a three-building complex of condominiums and town homes overlooking the Ninini Point Lighthouse is slated for completion in early 2018.
The Timbers Kauai Ocean Club and Residences, which will cost about $140 million, has completed roofing and vertical construction to Maliula, a 28-unit condominium building which will include a fitness club and spa, and its reception area.
On Wednesday, subcontractors were painting and installing electrical wiring.
Rachel Nettles, managing director of marketing for Timbers Resorts, said the resort will be a home away from home for its residence.
“We’re looking for people to put down roots here and be part of the community and enjoy Kauai, the lifestyle here, enjoy the people,” she said. “To own a home at Timbers Kauai and be a part of that is a once-in-a-lifetime opportunity.”
The resort also includes construction of its 14-unit Kaiholo Building.
Completing the campus will be the five Laloa Townhomes. There’s a total of 47 residences, a mixture of two-, three- and four-bedroom units.
About 22 of the residences will be sold whole ownership and 25 will be sold in fractions as a private-residence club.
Whole ownership opportunities will range from $2 million to $6 million for the five oceanfront townhomes and 17 whole-owned condominium residences.
Shared ownership opportunities are offered in multiple club use plans starting in the mid-$300,000 range. Of the 25 total fractional available residences, 17 units will be sold in 1/12 fractions and eight units will be sold in 1/6 fractions.
Amenities include an oceanfront restaurant, poolside grill, two pools, fitness facility and a wellness spa.
Seven on-site islands will also be available to owners on the property’s 38-acre lagoon. Residents will be shuttled via boat.
The resort employs about 150 construction workers employed from Timbers as well as its general contractor B.L. Harbert International and subcontractors, Nettles said.
“Hiring local is a really important part of everything we do — from start to finish,” she said. “It will be important when we open and it is important during this process.”
Timbers does not have an estimate of how many people will be employed at the resort when it’s open.
Next year will also include completed construction of a luxury clubhouse for the Ocean Course and a retail shopping village and dining area.
In 2019, Timbers plans to complete construction of a boutique hotel, located near the luxury residences and along the lagoon. The resort purchased the 450-acre spot, behind the Kauai Marriott Resort, for $60 million in January 2015.
Last fall, Hokuala opened its Ocean Course after a seven-month renovation and upgrade of its award-winning golf course designed by Jack Nicklaus.
