HANAPEPE — Kaua‘i Habitat for Humanity is announcing its 2021 offering for affordable housing — house and lot — that includes opportunities in the Waimea Huakai subdivision, and possibly other lots on Kaua‘i.
Mortgage funding will come from a variety of sources, including but not limited to available the U.S. Department of Agriculture loans.
Individuals interested in participating in the habitat self-help homebuyer program must fall within low-income guidelines and meet other program requirements, including:
• Being a first-time homeowner, meaning that you have not owned a home or had your name on the title of a home during the last three years;
• Having total projected household income between 30% and 80% of Kaua‘i median income. Total gross income means the income before deductions of all people who will be living in the house who are 18 years and older, or the net income for self-employed members;
• Committing to sweat equity requirements, meaning adult household members must be willing to partner, in good faith, with Kaua‘i Habitat to build the home, and put in a minimum of 30 hours of sweat equity a week in all areas of the Kaua‘i Habitat mission during the course of the project;
• Having sufficient income following debt and bills to be able to make the mortgage payment on the home.
The basic annual income guidelines for a single individual are $20,450 to qualify for the 30% criteria, and not more than $54,400 to stay within 80% of Kaua‘i median income.
A two-person household needs to make between $23,350 and $62,200, a three-person household between $26,250 and $69,950, a four-person household between $30,130 and $77,700, a five-person household between $35,280 and $83,950, a six-person household between $40,430 and $90,150, a seven-person household between $45, 580 and $96,350, and an eight-person household between $50,730 and $102,600.
House-and-lot package sales run from $255,080 for a two-bedroom, one bath unit to $274,420 for a four-bedroom, two bath home.
Interested individuals should register at kauaihabitat.org/housingoffering2021 to view the informational video.
Once registered and the video viewing complete, individuals will be sent a link to the program eligibility form.
To confirm interest in the program, the PEF must be completed and submitted by May 14 at 4:30 p.m.
The completed form may be sent by email, conventional mail to Kaua‘i Habitat for Humanity, P.O. Box 28, ‘Ele‘ele, HI 96705, or dropped off at the administrative office through a drop slot next to ReStore on Kaumuali‘i Highway in Hanapepe.
The Kaua‘i Habitat for Humanity offices are closed to the public because of the ongoing COVID-19 pandemic.
