KOLOA — Learn how land designation has recently changed on Kauai’s South Shore at the Koloa Neighborhood Center on Dec. 12, in a meeting that will bring Kauai’s planning director front and center to answer questions.
Technically, it’s the Koloa Community Association General Membership meeting, and the association is inviting planner Marie Williams and planning director Ka`aina Hull to explain the new Form-based code zoning.
That’s according to Koloa Community Association president Jeri Di Pietro, who said the meeting is just one of the ways Koloa Community Association is trying to bring residents up to speed on the new zoning.
“We are doing a mail out to everyone from Poipu to Kalaheo, and hope people can learn more about the new property zoning system,” Di Pietro said of the effort. “It was implemented in the South Shore Community Plan and is also the standard for the Kauai County General Plan.”
The new style of zoning uses physical form as the basis for development regulation versus the land use standard used in conventional zoning. Form-based codes consider how the public will interact with buildings and uses regulations and standards that focus on developing the character of a neighborhood.
Form-based codes are included in community plans and are usually created to implement those plans.
At the Dec. 12 meeting, there will be wall maps where the public can analyze each district, check their tax map key and learn about the new designated terms for their homes and commercial properties.
There will be information on how land usage has changed in each designation and Kauai County representatives will be speaking and taking questions about the form-based zoning and how it’s now defining Kauai towns.
The meeting is set from 6:30 to 8:30 p.m. at the Koloa Neighborhood Center on Weliweli Road in Old Koloa Town.
