Based posed in on current prices for homes and condominiums on the island, the price ranges for homes pro-Alexander & Baldwin Properties’ planned Port Allen subdivision are downright reasonable.
Tentative prices range from $300,000 to $500,000 for three-bedroom, two-bath, single-family homes, and $300,000 to $600,000 for two- and three-bedroom, two-bath, oceanfront condominiums, in the A&B Properties’ Keala‘ula at Port Allen and Kai‘Olino at Port Allen projects, respectively.
Members of the Kaua‘i Planning Commission Tuesday approved permits necessary for the new subdivision to be built, with just final subdivision approval and issuance of building permits standing between the developer and the first turn of dirt at the 17-acre site surrounded by Eleele Shopping Center, Port Allen Small Boat Harbor and Port Allen Marina Center.
“It’s not an affordable-housing project,” said Tom Shigemoto, A&B Properties vice president and a former county Planning Department director. The 75-unit condominium project will be priced at whatever the market will bear, while the 60-unit, single-family-home project is aimed at “gap and moderate-income groups,” he said.
Gap-group families make too much money to qualify for government assistance to buy homes, and too little to qualify for conventional, bank financing for home loans.
The single-family homes will be around 1,200 square feet, on lots of around 6,000 square feet, while the multi-family units will be also around 1,200 square feet of living space.
Some of the multi-family units will cost more than the single-family units because the multi-family units will be oceanfront, said Paul Hallin, A&B Properties project manager.
Mass grading and site work is expected to commence this summer, and since A&B Properties officials haven’t decided yet if the single- or multi-family units will be built first, it is not yet known when the first units are expected to be built or ready for occupancy, Hallin said.
Construction of the homes should begin before the end of this year.
A&B Properties officials also don’t yet have a firm figure on how much the offsite improvements will cost, but one of the main costs will be the condition that the developer must place a traffic signal at the intersection of Kaumuali‘i Highway and Waialo Road near the entrance to the Eleele Shopping Center.
Prior subdivision land-use conditions for the project require signalization of the Waialo Road-Kaumuali‘i Highway intersection, to meet state Department of Transportation standards and requirements. A&B officials must fund, design, construct and install the necessary intersection improvements.
