Prices for homes and condos in the Koloa area of Kaua‘i have nearly doubled from this time last year, with a median — or mid-range — price of $747,500.
Nearly a third of all homes sold on Kaua‘i in August were in Koloa, driving the median price of a home across Kaua‘i to $485,000, according to the Hawaii Information Service statistics.
That’s still down from the record $506,500 in July, but 35 percent higher than last August.
Realtors sold 59 single-family homes and 47 condominiums on Kaua‘i in August, with the median condo price at $330,000, a fraction down from last year, and significantly below July’s median of $373,500.
Ten homes were sold in the Hanalei district at a median of $860,000, up a third from last year.
By contrast, the two districts of Waimea and Lihu‘e together saw only nine home sales, all selling for under $350,000. But Lihu‘e condo prices are up more than half from last year, while Hanalei condos are actually selling for less.
As for condos, most sold either around Lihu‘e, where the median was $250,000, or in Hanalei district, where the median was $410,000.
